I don’t understand.
I can’t comprehend.
I fail to see.
I just can’t quite wrap my head around this one.
It’s like you’re running the Boston Marathon after training for six months, and you stop after 25 miles and say, “I think I’ve had enough running for one day. I’ll run another 1.2 miles next Thursday.”
Why in the world would somebody list a condo for sale a week before that condo is going to be staged, and photographed?
I’m sure you can think on the spot here and come up with a few more analogies.
You take your car in for service to have the winter tires swapped out for the summers, but after only two tires are put on your car, you attempt to drive away. The conclusion isn’t in doubt here – you will not get far with only two tires.
And in the case of this condo, the first impression is impossible to undo; this condo will sell for less money than it would have, if the owner and listing agent had merely waited five or six more days to put the property on MLS.
Sure, you might suggest that after 5-6 days, the listing will look great! But who is looking for 5-6 day old listings in this market? Your agent doens’t attempt to get you out on your lunch break to see that “five or six day old listing,” nor do you refer to that five or six day old listing as “hot.”
This concept is so simple, and I’m shocked that people are missing it.
Especially in this market where the stakes are so high, and there’s so much money to be made, or lost.

You are so right to call out the crappy marketing that too many agents do for their clients.
I’ve dealt with hundreds of agents in multiple cities and it still never ceases to amaze me – from no photos to bad photos. Write ups that don’t highlight the property’s best features. Open houses where the agent tells me what’s wrong (!) with the property before I’ve even got my shoes off (yes this really happened).
Ignorance or laziness, not always clear which.
Stellar agents are rare, but when I find one, I’m always happy to recommend them!
