A great new Tridel development on Front Street called “Reve” is going to be severely impacted by a condominium right next door. How close is “next door?” Well, how about if the two doors became one…
Have a look at these two artist-renderings of the new building on the northeast corner of Front & Bathurst.
“Reve” is the red building in the centre of the first photo, and the new Minto/Freed project is the white building with the trees in the forgeround:


Leaving aside the style for a moment, because that’s a whole other blog post, what do you think about the fact that the new Minto/Freed project will actually attach to Reve?
A colleague of mine suggested the other day, “There’s a rule that all buildings must be at least 5-metres from other structures,” but I don’t know where he got this from, or whether it’s even remotely accurate. And even if this actually were in the building code, there’s always applications, appeals, and end-arounds that can ensure a developer can do what suits them.
We’re now beyond “building close to another condo,” as this takes things to a whole other level when we’re actually attaching condos to existing condos!
Nobody’s view is safe in the city of Toronto, but what about your balcony not being fifteen feet away from either another person’s balcony, or a brick wall?
It’s too bad. I actually liked Reve, both from a design standpoint, as well as layouts and finishes of the units. But anybody with a west “view” is going to be severely disappointed in a couple years…

And the noise…ugh. Every morning at 7:00, they’ll get their construction wake up call. More reason to buy in established areas, I guess.

Every corner of downtown Toronto has ongoing construction of some sort. I think we all just get used to it.

Tridel is as guilty as Freed and Minto. They built to very edge of the property, leaving it up to the neighbouring builder to leave a buffer zone.

What about the other issue of affecting traffic congestion in this neighbourhood? They are rubber stamping these huge developments with no regard to the effect it will have on traffic in the area. It’s not just this building, but the 3 or 4 other condos going up and the others being planned for the area. Prepare for the traffic tsunami 2-3 years from now.
