Design Flaw?

I’ve often said that a good Realtor will point out more bad features of a property than good, since the good features speak for themselves.

Well let me bring you into the building that I call “home,” and point out one of the worst design flaws I’ve seen in a new condo…

 

I showed this to a colleague of mine yesterday, who then said, “So what’s the big deal?”

I’m not making something out of nothing here; this is a massive design flaw.  But I suppose until you actually go to use either the rooftop terrace or the party room, and run into people who are there to use the other, you don’t understand just why this is a flaw, and how it affects residents in the building.

Just imagine having a party tonight – Friday night, and all your friends are there.  But the door to the party room – the room that you rented, paid for, and booked, keeps opening, and people keep trekking through, disrupting YOUR party, so they can head to the rooftop terrace that is meant for all the buidling’s residents.

Folks, I’ve never seen this before.

There should be an entrance to the party room, and an entrance to the rooftop terrace.  And that’s it.

    I think the only way to correct this is to put some kind of glass wall along the walkway from the “Amenities Room” (where the pool table is) to the ramp towards the exit, and install some sort of glass sliding door so that people in the party room can go out onto the rooftop if they wanted to. And it’s a similar issue for the smaller North Tower party room as well. I’m not sure if it’s worth the money for the board at the moment…

    More importantly (and less expensively), I like to see more than 2 barely functional BBQs for the entire complex and getting building cleaning staff to deep clean the BBQs periodically. Hire a company to fix the current ones so that you don’t have to drop matches into it until it lights up in a ball of flame, and get them to teach building management how to maintain them. Add two or three more units – perhaps not even the built in types if price is a concern. And it’d be nice to have some instructions for using the BBQs properly laminated and posted onto the wall.

    Here’s one for you David – I live in a stylish, well-managed, older building with a great rooftop patio. The only problem is that only 1 of the 3 elevators goes to the penthouse or the roof amenities (PH also has a private elevator separate from the riff-raff). Guess what happens when you press the up button from your floor to get to the roof? 66% of the time, one of the other two elevators come. Not only can you not go to the roof, but you can’t to the nearest floor and walk up because you need a fob to access any floor. Huge design flaw – I once spent 15 minutes waiting for the right elevator. I sent the other two to parking level 5 just so they would be far enough away that the 3rd elevator would come. I’ve seen groups of visiters here for a party waiting in the lobby because every time they select ‘up’, the wrong elevator arrives.

    I totally agree with you David.. dumb, dumb design!

    BTW, your new format doesn’t view correctly on my phone. The logo picture comes up front and centre over the other image.

    It’s clear that the builder cheaped out. All is needed is a glass wall with privacy film on it to seperate the roof top access from the party room as things can’t be modified in a major way at this point.

    Liberty Towers/Bliss has an even worse design flaw. The party room is the only point of access between the two buildings which share amenities. So you’ll have people in their swim trunks or gym gear stoping by your baby shower. how appropriate.

    I live in Vu, there is a Too Cool for Skule Secret Route that only LOCALS know, not agents.. But I’ll tell you coz your blog entertains and educates.. 🙂

    Take the South Podium elevator to the 8th floor.. There is a fire exit behind the podium elevator shaft, take the stairs UP.. This fire exit will take you to the rooftop BBQ area WITHOUT needing to disrupt someone’s party.. Unfortunately noob residents in the building don’t know this, and only the ORIGINAL owners do..

    THERE, that is how you get the secret route to rescue Princess Peach from Koopa’s Castle !!
