Past The Due Date?

This goes a little beyond expired milk, me thinks.

Every pre-construction condominium project in the city is delayed to some extent, but one project happens to be delayed and seems to be bragging about it…

What would happen if you bought a case of beer that said “36-pack” and there were only 24 beers inside?

Would you be upset?  Would you have a case for false advertising?

Would you be owed money?  Is there somebody you could hold accountable?

For the life of me, I can’t figure out why that large yellow banner reading “CONSTRUCTION STARTS MAY 1ST” is still on the side of the building at King & Parliament.

Aren’t there any repercussions?

I suppose when you think about catastrophic oil spills, the world has bigger issues.

But I wish that some level of government; some body; some board; some committee, somewhere, would step up and hold condominium developers in Ontario accountable..

    One of their permits got refused:

    330 KING ST E

    But they do have the demolition permit but nothing else. I don’t see them starting till August.

    Interesting….they were refused a shoring permit. That is NOT good news. Must be some serious site conditions to contend with. FYI – you need a shoring permit before you can do pretty much anything, hence the other permits not even being started. If they haven’t spent the last 3 months re-designing their shoring for re-submittal, I’d be very, very, concerned as a buyer.

    Well, not everyone knows that the developer has all the power and it’s written into the contract!

    However, they do have to get it all finished according to the Tarion Schedule… which normally means that the developer can only delay completion by two years.

    thats nuts!! When that building first went to market i was in there roughly 6mths after the opening and at that time, they were telling me 60% sold – breaking ground any day -and completion very shortly – i cannot remember exact dates now.
    But to see it still there – no contruction, not even a hole in the ground. wow.

    i was following it off their website – and it always seemed every son often – a new redesign of the suites. I feel bad for the folks that bought initially, and how many redesigns they had to go through.

    whats funny is – i was watching their tv show one evening. A sales rep was having issues with a client because a pre-construction was going through a design change – the advice given to him by the boss – paraphrasing here – “savy investors understand new buildings always go through some sort of change – if this client does not understand that – then their not a savy investor”

    it was to that extent beacause after all these years, that segment always stuck with me.

    No its not the builders fault! A client bought a certain condo, with a certain layout, with a certain feel – and now that its being changed on them – the client should suck it up! because the originail unit is no longer the unit they wanted!!

    sad too – because i actually liked some of the units and the location. who knows – lets see where this lands in a few years. no doubt the mark up for resale will be through the roof!

    LOL mw!!

    I bought here last year and this delay doesn’t surprise me at all. I pretty much added a year and half onto whatever the expected closing date was. I don’t regret the purchase but the only way l would ever do pre-con again is if the property was exceptional. Still not sure what I would do if it got to the point where refunds were offered due to delay.

    I went in to the sales centre last summer when I was looking to buy something.

    Not only were they not polite, they seemed put out that they had to deal with me. Maybe I didn’t look like I had money because I was in shorts and a Tshirt but whatever the reason, they couldn’t have been more wrong – never judge a book by its cover sales people. And if they didn’t want my money I was more than happy not to give it to them.

    I had the same experience last summer. The sales agent was too busy eating some greasy chinese food to answer any questions. His attitude let me to walk right out.

    They’re moving along now. But I think everyone knows that you add a good 1.5 to 2 years to the occupancy date. I knew this when I bought here. I’m in no rush to move anyways. 🙂
