As previously discussed here on TRB, I made a decision in the spring of 2024 that I wanted to invite more pain and suffering into my life, and thus I decided to launch a podcast.
“The Last Honest Realtor” was also meant to be tongue-in-cheek, although it really rubbed a few people the wrong way.
On Wednesday, I launched a podcast titled, “The Market Flip ‘Nobody’ Saw Coming: Where Did All The Sockless Realtors Go?”
I had a lot of fun with this one, and the general theme is this:
Five years ago, the young, slick, newly licensed Realtors with no socks in their loafers, taking photos in front of fancy cars, were flying high. But where are they today? And what has changed in the market since they were a visual representation of the industry?
This video provides the answer.
I recognize that many of the TRB readers come here to read and specifically to do so for 5-8 minutes, and while this video is 40 minutes long, I promise you’ll like it.
Two tidbits you’ll enjoy, just to whet the appetite:
- A throwback to the 2018 “Real Estate, Bitcoin, & Wealth Expo” that should have served as a massive warning sign, but didn’t.
- My recounting of what it was like to lose my life savings in the stock market as a 21-year old back in 2001, and what I learned from that.

Great blog David. I was born in the 1950’s and remember those times you spoke about well. I didn’t participate but knew people that got quite excited and did and lost. Keep doing what you’re doing, thanks.
