A lot can change in a week, right?

To be fair, today’s story will refer to something that has changed in two weeks’ time, but the theme is still the same.

What’s changed?

The market!

I think back to the first Pick5 of 2024 which was called, “Nothing But Re-Lists!” and I marvel at how we went from a market with no listings and virtually no sales to a market that is suddenly and seemingly “on fire.”

Last week, there were a handful of properties that sold with 10, 15, or 20 offers, and it shocked many of us in the real estate community.  Does a market really change overnight?

This week, we’ve already seen similar sales, and much of the heat seems to be in the entry-level family housing market.

In today’s Pick5, I’ll show you five properties listed between $899,000 – $1,399,000 where that “fire” seems to be burning the brightest.  We’ll look at recent market activity and comparable sales and weigh the sale potential for each home.
