A client recently reached out and said, “I’m looking for a 2-bed, 2-bath unit under $1M, downtown. I’m sure there are a lot of these, so the process should be really easy.”

Yes, there are a lot of these! 392 such units currently on the market, in fact.

But is it “easy” to find a great unit, in a solid location, with no red flags, that will appreciate at an above-market rate?

Absolutely not!

In fact, when I decided to pick five properties from the 392 for today’s video, I got to three, and then started to struggle. That is how picky and particular I am.
