Offer Dates or Offers Anytime?

Are you watching the freehold market right now?  It’s pretty slow, right?  And by slow, I don’t mean that houses aren’t selling, but rather new listings are slow to materialize!

Amid constant media scrutiny, our 2023 real estate market is beginning to take shape.  And one of the very first questions that I want answered is simply: “Are houses being listed with offer dates, or is it offers any time?”

In the freehold market, we’re seeing more houses listed with “offer dates” than not.  But having said that, there are still sellers and listing agents who are strategically listing at fair market value, with no offer dates, to attract those buyers who don’t want to line up and “bid” like it’s 2022.

In today’s Pick5, I’m going to show you five new listings on the east side, all of which are listed without an offer date, noting in the brokerage remarks, “offers any time.”

We’ll look at the list prices to see if they’re high, low, or just right, and we’ll compare to previous sales from last year.

And if we continue to see so few new listings hitting the market, I think this could be the last of “offers any time” as a list strategy.
