The First Five!

Can you believe it’s been almost one month since we last featured an episode of Pick5?  Wow!

Well, with the year 2023 now upon us, it remains to be seen just how this year’s real estate market is going to round into form.  Many are expecting the market to run sideways, many think we’ll see an uptick after last year’s decline, and many, of course, are expecting the market to decline even further.

Wishful thinking, after nearly twenty years of gains, but I digress…

In the first episode of Pick5 this year, I want to look at what I call “The First Five.”  It’s the first five listings, all located on the east side, that I want to monitor to try and gage the market.

How many of these listings have offer dates?  Are the properties staged?  How are they being marketed?  How much less are they expected to sell for than they could have at the market peak?

We’ll answer all these questions, and more, as we examine the freehold market here in the second week of January.  We’ll also look at one particular house that was listed last week, sold this week, obtained fifteen offers, and see if we can learn anything from that sale and the listing process.

The market in January is sure to be different than the market in April, which will be different from the market in July, which will be different from the market in September, and so on.  If there’s one consistent theme this year, it’ll be inconsistency.  Just watch.
