High Park is one of Toronto’s most beautiful green spaces, especially in the fall. But for all the attention the park gets, there are surprisingly few condo buildings right across from it. In this week’s Pick 5, David Fleming takes a closer look at the condos around High Park, exploring what buyers can get at a range of price points and why some units command a premium over others.
David tours five condos ranging from a roughly $520K entry-level unit to a nearly $850K two-bedroom with a south-facing view. He compares layouts, maintenance fees, and purchase histories, but one factor keeps coming up: the view. Is looking out over High Park worth paying hundreds of dollars more per square foot? And with condo prices under pressure, are sellers finally adjusting to the market?
This week’s picks:
- 02:12 – 1830 Bloor St W: Listed at $519,990, this 529-square-foot condo is an entry-level option in a building just across from High Park. The layout is decent for its size, but dated finishes, limited staging, no parking, and an east-facing view toward another building make it less compelling than the park-facing units
- 07:53 – 1990 Bloor St W: At $625,000, this 703-square-foot one-bedroom offers something increasingly difficult to find: enough room for a proper living area, dining space, and a generous kitchen. The building is smaller than its neighbour, and this unit has a south-facing view toward High Park, although only a Juliet balcony. David likes the floor plan and the park outlook, but points out that the price may put it beyond the reach of many entry-level buyers
- 12:19 – 20 Gothic Ave #711: Listed at $659,000, this 650-square-foot condo has a beautifully renovated interior, built-ins, a home office, parking, and a stunning south-facing view over High Park. The unit is priced above $1,000 per square foot, yet it has already sold conditionally
- 17:52 – 70 High Park Ave: This 765-square-foot, two-bedroom condo is listed at $695,000 and includes parking and a locker. The corner layout, bright windows, and surrounding trees make it a pleasant space, but the maintenance fees are steep at about $946 per month. David likes the layout, while questioning whether a small price adjustment will be enough to attract a buyer in the current market
- 22:23 – 20 Gothic Ave #613: A two-bedroom, two-bathroom condo listed at $849,900. At 804 square feet, it offers a split-bedroom layout, a large open-concept living and dining area, parking, a locker, and a south-facing view. David likes the layout and the building, but wonders whether the asking price (more than $1,050 per square foot) is too ambitious given the unit’s dated finishes
From compact entry-level units to renovated condos with sweeping park views, this week’s Pick 5 shows why buying near High Park is about more than square footage alone. If you’re considering a condo in the west end, or simply want to understand how views, layouts, and pricing affect value, this episode is for you.
