Welcome To Little Italy: Condos Along Toronto’s College Street Strip | Pick 5 Edition

October 15, 2026

College Street has always had its own personality. From the nightlife and lounges of the early 2000s to the restaurants, culture, and neighbourhoods that surround it today, this stretch of downtown Toronto offers something a little different from the typical condo corridor. But what does buying a condo here actually look like in 2026?

In this week’s Pick 5, David Fleming explores five condos ranging from an under-$500K two-bedroom to a $1.55M luxury penthouse-style unit. He looks at what makes older buildings appealing, why unique lofts can command a premium, and how maintenance fees, dated finishes, and awkward layouts can complicate an otherwise attractive purchase. Some of these units need work, some are move-in ready, and one stands out as the best of this week’s selections.

This week’s picks:

  • 01:25 – 456 College St #415: A two-bedroom condo listed for $484,800 in the distinctive Channel Club, a building that incorporates part of an original church. At just 636 square feet, it offers a surprisingly low entry point for downtown Toronto, but the layout is awkward, the kitchen feels dated, and the parking spot is only available for rent
  • 04:47 – 456 College St #408: Also in the Channel Club, this renovated one-bedroom offers 712 square feet, an open-concept kitchen with an island, and a much more contemporary feel. David likes the unit and the building, but the $689,000 asking price and maintenance fees of more than $1,100 per month make it a tougher sell in today’s market
  • 08:14 – 394 Euclid Ave: Set inside a converted historic building, this two-storey loft offers approximately 931 square feet, soaring ceilings, a distinctive layout, and its own outdoor terrace. At $829,000, it’s considerably more expensive than the first two condos, but its character, size, and uniqueness give buyers something they simply can’t find in every downtown building
  • 11:28 – 308 Palmerston Blvd: Listed for $949,000, this two-bedroom-plus-den, two-bathroom condo offers approximately 1,050 square feet across two levels, with a generous kitchen and living area and outdoor space on both levels. David loves the layout, the location, and the overall potential, although the finishes, staging, and relatively high maintenance fees leave room for improvement
  • 14:59 – 899 College St #604: At the top end of this week’s lineup, this two-storey unit is listed for $1.549M and offers approximately 1,534 square feet, separate living, dining, and kitchen areas, and outdoor space on the upper level. The boutique building has only 23 units, with standout shared amenities including a wine room and an expansive terrace
