Today marks the end of the fourth week of the “fall real estate market” in Toronto, which started the day after Labour Day.
Through the first four weeks, I’ve noticed several trends; some new, some same old, same old. And if I look back at my blog post called “Predictions For The Fall Market,” I’d hate to say it – but I was right about a few things.
I’d hate to say it, of course, because sadly the biggest trend seems to be prices rapidly increasing, AGAIN…

We’re in the midst of an exceptionally busy market, and judging from a few of the MLS listings I’m going to present below, it looks like many agents are too busy to proofread!
There’s also some very odd choices in MLS photos, and overall the average lack of professionalism that we’ve grown accustomed to seeing in a small handful of listings out there.
But it sure does give us a laugh!

If you don’t like it, then do something about it.
The only thing worse than a board of directors at a condominium who spends the condo corporation’s money on inappropriate items, is a person who comments, complains, critiques, but doesn’t run for the board, or offer any support.
The board of directors in your condominium are like the elected city council of your city; they’re there to serve your needs, to push their own agendas.
Well, in theory, at least…

I was right.
But having said that, I can’t say I’m happy about it…
If you look back at my predictions for the Fall 2014 real estate market, you’ll see that I suggested prices will rise, the market will be insane, and we’ll start to see “offer nights” on condos again, which up until now, had seemed arrogant, and misplaced.
Being right, isn’t always a good thing. I’m not happy to be working in a market with no structure, and no stability, and it makes it really tough.
The toughest part: bully offers…

Let’s pick up where we left off on Monday’s discussion about “dog units” and explore another real estate catch-phrase that could significantly impact your investment: the “for now view.”

Every buyer contemplating the purchase of a condo with a great “for now view” has to consider what that view is worth today, and while the buyer is living in the unit, and ultimately assess the risk that the view is one day diminished…
