Happy Holidays!

Well folks, it’s that time of year again.

It’s time for you to pull yourselves away from the world of real estate, and random internet commenters, and go spend some time with your family!

2017 was a crazy year in real estate, and by far, the best year I’ve ever seen on TRB.

A very special thanks to my most frequent commenters on Toronto Realty Blog: Kyle, Chris, Appraiser, Condodweller, Ralph Cramdown, Libertarian, Kramer, Ed, Marina, Mike, T, Andrew, Paully, GinaTO, Jeff316, Geoff, Professional Shanker, Max, Joel, Gina, Lui, Steve, Sarah, Real Estate Millennial, Francesca, Not Harold, A Grant, Izzy Bebibida, Rachelle, RPG, O, Joe Q., Mark N, Jennifer, Natrx, Jeremy, Boris, Frances, crazyegg, Jason, Daniel, Maxmax, BJA, McBloggert, David (Not The David Who Runs This Website) JCM, IanC, Julia, Mr. Late, David, Carl, Tina, JG, Juan, Jonnathan, Buckley B. Buckington, Pete, Tamir, H. Marshall, JC, EDWIN, Alexander, Jack, John, ak, vancouverite, Sevyn, AT555, and anybody else that I may have apologetically missed, using this extremely inexact science of scouring the backend of TRB for commenters.

Back on January 2nd.  Have a great holiday, everybody!

David.

Top Five: Real Estate Stories Of 2017

I hope you enjoyed Monday’s look back at all the topics of conversation on Toronto Realty Blog through 2017.

Today, I want to look more specifically at the top real estate stories that either graced the front pages of our newspapers, made for daily water-cooler talk, and of course, were much discussed here on the blog as well.

There’s bound to be some overlap with the top-five blogs from Monday, but first, let’s look back at the top-five stories of 2016 just for fun…

Top Five: Blog Posts Of 2017

This is becoming an annual feature, now in my third year of providing both the “Top Five Blog Posts” as well as “Top Five Real Estate Stories,” the latter of which you’ll see on Wednesday.

Combing through the 2017 archives, some 150 posts, was a real trip!  To see how we started the year, where the conversations took us, and the topics we covered – it was a welcome series of flashbacks!

So today, let’s take a look at the “Top Five” blog posts, chosen by yours truly.  Don’t worry, you’ll have your chance to chime in as well…

MLS Musings!

More MLS Musings!

I have some big posts saved up for next week, so today seems like a great day to unload all of my remaining ridiculous MLS photos for 2017.

There’s nothing quite egregious in today’s batch of MLS photos, but I’m cleaning out my entire folder, so while there might be some doozies, mixed with a bit of “meh,” this will be the longest MLS Musings post of all time.

Then we start 2018 anew, looking for lazy and incompetent listing agents, sellers, photographers, and anybody else who is responsible for the hilarious photos that we see on MLS every day…

Leasing/Renting

What Is A “Tenant In Perpetuity?”

A reader emailed me a rather unique listing the other day, and I figured I’d put it in the mental queue for blog material.

But when a second reader emailed me about it, and when I overheard a conversation at my office about it, I figured it’s probably worth discussing.

What the heck is a “tenant in perpetuity?”  And what does it mean when you’re looking to buy a property with a tenant in perpetuity attached?

Oh boy.  Where do we begin…

Stories!

Would You Lease To This Mystery-Tenant?

With new legislation continuing to favour tenants over landlords, a landlord has to make very sure that he or she wants to effectively be “partners” in a real estate investment, since a tenant is very hard to remove once the lease is signed and the key is in the door.

I’ve always been extremely diligent when evaluating candidacy for my investor-clients.

Last month, I received an offer on a rental property with a very mysterious tenant.

Let me tell the whole story, and you decide whether or not you’d have this person as your tenant…
