Grass Greener Down Under

Is The Grass Greener Down Under?

After seeing a multitude of freehold homes with “offer dates” set for next week end up selling via bully offer this past weekend, a few of my clients have expressed frustration with our system of selling properties, or lack thereof.

Once again, I was asked about the concept a true auction format here in Toronto.

I’ve written about this many times before, but as I’m sure the posts are buried somewhere in the TRB archives, let’s take a look at what happened in Australia this past weekend on something they call “Super Saturday.”

The Weekend That Was Busy House Showings…

Sure, why not – let’s continue the theme from last week!

On Friday, I told you tales of “the week that was,” and how things are starting to get very busy again in the freehold market here in the central core.

Some readers suggested that the sales figures don’t live with the stories I tell, so I thought today, I’d double down.

Except today, I’ll be telling stories from this past weekend about journeys with buyers both inside the central core, and outside as well…

Busy North Toronto House Showings this week …

I sat down tonight to write a blog, and all I could think about was this past week.

It was a busy one.  Busier than usual.  And it kept me on my toes, and tired me out.

The Most “Unique” House I’ve Ever Seen

I’ve written about the weirdest, craziest, and ugliest houses I’ve ever seen, and while some of you might put today’s house in those categories, I consider it to be unique.

Instead, we’ll look at an active listing in Detroit, Michigan, for a $550,000 home, that could not possibly be more……..unique.

What Does It Cost To Construct A Condo In 2018?

I hope you’ve had your Monday-morning coffee, because this is going to be fun, fun, fun!

Why are pre-construction condominium prices so high?  Is it because developers are greedy?  Is it because land costs more these days?  Is it because the city of Toronto is bleeding developers dry?

Or is it, as you would probably expect, a combination of everything above, and more?

I’ve spent some time speaking to industry contacts, and gathering tangible data on the costs involved with development.  Let’s take a look…

MLS Musings!

More MLS Musings!

I’d like to follow up on Monday & Wednesday’s blogs and a few of the discussions that emerged, specifically looking at whether pre-construction condo prices are higher because of “greedy developers,” or because of rising costs.

But the more I dig into this topic, the more research I realize I need to do.

Soooo……that will wait until Monday.

Today, enjoy a photo of an open concept toilet in a master bedroom!
