What’s that old expression?

Take a look at this 428 square foot condo on paper, and you might think it’s a little too small for you.

But have a look in person, and you’ll see how effectively the space is used, and what a fabulous little unit it is!

428 square feet.

Five days.

Fifty-two showings.

Yes, you read that correctly!  We’ve had this unit on the market for five days and we’ve had fifty-two showings booked through our office.  What makes this little unit so special?

Maybe it’s the price; $269,000.  It’s becoming increasingly tough to find a 1-bedroom with parking and locker for under $300,000 in the downtonwn core.

Maybe it’s the location; a block from the St. Lawrence Market, a three-minute walk to Yonge Street, and the TTC streetcar at your door.

Maybe it’s the unique terrace; 445 square feet of private outdoor space.

Or maybe it’s the indoor space itself; only 428 square feet but not a single square inch of wasted space!

I think it’s a combination of all these factors, and the interest in this unit has been nothing short of overwhelming.

    This is a closet is if there ever was one ….. but to each their own.

    unit is 206 but is this on the ground floor?.

    No table, but the pass-thru could double as a breakfast bar with a bar-stool….

    I think you also have to ask yourself, do I / we NEED more space?
    The layouts and use of space is incredible in newer condos. We are downsizing from a 20 year old 1100 sq ft. 2 bedroom, to a 1 year old 650 sq ft. 1 bedroom soft loft. Although we paid more for this unit, our maintenance fees will be much lower. Another major benefit – LESS space to clean!

    I went to see 205 when it was listed, and I wasn’t impressed. Yes, the location is probably the best in the SLM area, but it just wasn’t doing it for me. Too small an interior, and too large and relatively useless an exterior.

    Maybe I’ve been living in the burbs too long but my first and just about only question here was “Is the price inclusive of the piece of cheese?”
