My very first video blog!
Concord Developments is at it again, only this time they’re building a new version of CityPlace up at Bayview & Leslie called “Park Place.”
I’ve always thought that CityPlace is the worst condo cluster in the downtown core, but when I caught my first look at ParkPlace up near the IKEA on Leslie Street, I literally asked aloud, “Who the hell would want to live here?”
That area is completely desolate, unless you consider North York General Hospital to be a good place to get food.
Take a look at this map:
The large red dot represents where the five new towers are being built, and the small red dot represents other land owned by Concord Developments where they will undoubtedly build more condos.
In fact, I would be that all the land in the shaded grey area that is not already built upon (IKEA, Canadian Tire, Mark’s Work Warehouse, TD Bank) will end up being condos.

Of course, some of you who sit at your desks and pretend to work while reading my blog might not be able to crank up your speakers and watch my video blogs, but I suggest you simply tell your boss to start following the blog as well, and all will be forgiven…

the project been going for at least 2 years now, you just found out? go back to your St.lawrance area and brag about your 1 bedroom investment.
gocery? fyi,it’s north york, people have cars, they drive.
appx. 2km north, there are plaza for all kinds food, 1km east there is fairview mall. 500 m west bayview vlliage, great investment, good loaction, subway, freeway,ttc,avg income is higher than most of gta. avg price is still $400. nearby new york tower is already 450 in resale. btw, I got 3 units at price of $300.
of course you wouldnt know, and you wouldnt care.

In an online discussion, pointing out spelling mistakes is the equivalent of waving the white flag of surrender. Typos happen all the time.

If I moved to North York and had to drive everywhere, I’d rather have an acutal house than live in a cluster of condos overlooking the 401 and big box stores.

Actually to go further on this, if Leslie and Sheppard is ‘nowhere close to anything’, then nowhere in Ontario, except for south of Bloor, is anything close to anything. There is so much great stuff around there, its just a few minute drive.
That doesn’t mean I like it, I agree with all the points you’ve made about why Cityplace is a bad.
But as far as location goes, it’s a great area to live (no scary areas right next door, like downtown).

I disagree.
Bayview/Sheppard condos are directly across from Bayview Village which is far more than “Big Box.”
Yonge/Sheppard is the nucleus of North York with a thriving commercial-retail strip.
Bayview & Leslie? Really?
What is up there? Why do I want to live there?
And the argument that “David Douche” put forward that everybody drives everywhere does NOT sit well with me, since likely 50% of these condo units are sold with no parking, and since Bayview/Sheppard and Yonge/Sheppard are both walkable to infrastructure.
My pointing out his spelling mistakes goes beyond typos – he made four spelling mistakes and his grammar is awful. I have a thick skin, but I’m not a fan of using words like “douche” on an online forum since it shows no respect whatsoever.

I agree Douche is a stupid insult, but pointing out spelling mistakes is a weak response.
Anyway back to the topic.
Being in walking distance of stuff is great, and I’m sure it’s on most peoples ‘nice to have’ list. However a lot of people will sacrifice this if it gives them more space.
This location is on the subway, so no-car isn’t a problem.
If it was the same price/sqft as yonge/sheppard or bayview/sheppard, sure it’s worse. But being a little removed from the action is something I’d gladly sacrifice if it got me more space. It’s a good tradeoff.
I’d buy a house in that area in a second.
The problem here is you mixed up your two arguments.
Crappy small overbuilt condos = bad.
But the location = good, just put something nicer there instead.

I’d just like to point out that, Bayview & Leslie don’t actually intersect…so you’re right, there really is nothing at all at Bayview & Leslie…

When many people think that this is a good location I can only conclude that the condo market is getting close to its peak. BTW….the location is not walking distance to the subway so isn’t that an issue?
You mark my words, all of the locations that David Fleming thinks are inferior will be impossible to sell when the inevitable correction occurs. All of the locations that he likes (i.e. St. Lawrence Mkt, etc will still sell in the downturn.)
One last point- yes, you’ll get more space in this location for the same money. But I can’t understand why someone would rather have a 12X14 bedroom and live there than a 11X11 bedroom (or whatever) and live in The St. Lawrence Market, for example. But to each his own I guess!

I’m not a native english speakre so sorry about the grammar mistake if I make any.
I think we’ve got to agree that not everybody wants to live in downtown.
We bought a house in leslie/sheppard area after we sold our downtown condo this August.
We love the area- a park across from the street of the house and the amazing east don river trail only two minutes away.
I go biking and walking there almost every other day before it snowed.
When I need to shop or eat out, we just drive to bayview village or shops on don mills.
I don’t miss downtown at all.
Downtown was a good place to live when my husband and e 20 something but after 30, downtown is too crowded and noisy for us.
If we couldn’t afford to buy a house here, I would have bought a townhouse/condo here after we sold our condo.
At my age, I’d rather want to live in 1200 sqft condo instead of 850 sqft condo.
Our 850 sqft condo got quite crowded after living there just for 3 years and I craved space.
I agree city place condo is cheap and not good but
not everybody want to live in downtown.

Awesome v-blog entry. Love the “ZOMG don’t bash my crib” flame response, or the complete inanity of it… if you don’t like someone’s blog why keep reading? It’s like watching someone who voluntarily keeps getting their head punched or something.
