“Minor” Details Can Have Major Consequences!

I had three very interesting experiences last week, all with agents who didn’t quite have a full grasp of what they were doing.

One of the agents told me, “That’s such a minor detail,” in response to his complete and utter understanding of basic contract law.

But if an agent can make a mistake like this (let alone three of them…) then perhaps a buyer can too.  So let me tell you these three stories, and hopefully you’ll avoid making the same “minor” mistakes…

MLS Musings!

More MLS Musings!

I’ve never been the “adult Halloween” type, so I assure you I will not be dressing up this weekend as anything other than a boring 37-year-old who drinks Crown Royal alone after his wife falls asleep on Saturday nights.

However, I’ll play along with the Halloween theme and tell you there are a LOT of tricks in this week’s MLS Musings, including some tricky camera-work, and a really tricky bathroom feature that could be tough to navigate without embarrassing oneself.

Oh – and the first photo is downright scary.  Enjoy!

New Mortgage Rules: Q&A With Benjamin Sammut

Scheduling conflicts didn’t allow me to pull in broker-to-the-stars, Joe Sammut, for a video today as promised.

But I found the next best thing – his son, Benjamin Sammut, who is almost as good-looking, and with a slightly better beard

Thanks to TRB readers and commenters for a host of solid questions, and great debate points from Friday’s blog that we can explore.

And thanks to Mortgage Architects, Benjamin Sammut, and Joe Sammut, for the following…

UBS Global Real Estate Bubble Index

A reader challenged me last week, and today, I’m going to answer that challenge.

I received an email that read: “Must be getting hard to keep putting a positive spin on this market huh?  Then again, you’d never post anything negative.”

I didn’t think that was fair, nor do I like when it’s insinuated that I cheerlead the market.

So today, I’m going to post the single most negative thing on the Toronto real estate market that I can possibly find.  Sound fair?

Should You Stress Over The New Mortgage Stress-Test?

I honestly don’t think that people would be so worried, anxious, stressed, jittery, frazzled, concerned, tense, hassled, or any other synonym for stress, if the associated test itself had a different name.

If this was called the “Financial Lending Life Pattern Guideline,” instead of mortgage stress test, I really don’t think we’d be having the same conversations.

In any event, after a long week, I had planned to regale you with some Photos of the Week, but I knew one or two readers would say, “I expected more from you, David,” and I didn’t want to be reminded of the first time I was ever with a girl.

Sooooo……let’s have a brief conversation about this week’s OSFI changes, and tell you about the TRB Q&A I have planned for next week on the topic… Read More

48 Hours Irrevocable: The New “Hold-Back”

I’m sure we’ve talked about this at some point in the last ten years of TRB, but as the market changes, so too do the games people play.  And this fall, when it comes to listings and offers, nobody has any idea what to expect.

We’ve seen a lot of “offer dates” on listings, with a specific day and time, usually a week after the listing hits the market, on which to review offers.

But we’ve also seen a lot of “soft offer dates” as well.

What the heck is a soft offer date?  I think many of you already know, but let me explain…
